Older St. Petersburg garages and their springs
With 70.1% of homes built before 1980, a St. Petersburg door may lift on extension springs rather than one torsion spring over the opening. Extension springs are long coils that stretch along each horizontal track and pull on cables and pulleys. One that snaps without a safety cable through its middle can whip across the garage.
Our garage door repair in St. Petersburg covers both kinds: extension springs with their safety cables and pulleys, and torsion springs on the bar above the door. Spring replacement handles either type, and cable repair often goes with it, because an old cable frays where it wraps a drum or rides a pulley.
If your garage sits on an alley or stands apart from the house, the repair itself is no different. Check the breaker before you call, though: a detached garage may be on its own circuit, and a tripped breaker looks like a dead opener.
If your lot has a driveway gate, we take care of it as well. Gate operator repair is for the motor unit, and driveway gate hardware repair is for a swing or slide gate that sags, drags or will not latch.
Bayside rust, worn rollers and tired openers
Between Tampa Bay on the east, Boca Ciega Bay on the west and the canal streets in between, salt air reaches into most St. Petersburg garages. It seizes steel rollers and stiffens hinges until the door jerks and bangs, which roller and hinge repair puts right. A track knocked out of line by a car or held by rusted bolts needs track repair, and a door hanging crooked with a roller loose needs off-track repair.
Openers get the same care. Opener repair covers sensors, gears, boards and limit settings on most brands, and owners of LiftMaster, Chamberlain or Genie units will find a page for each. When an opener is past fixing, we swap it for a plug-in unit on your existing ceiling outlet. New remotes and keypads are paired through remote and keypad programming.
Older doors also lose their bottom seal, and on a low street that gap lets in rain and sand; weather seal repair closes it. A yearly tune-up with a rinse and fresh lubricant slows the rust down. Business owners in the city can ask us about shop and office overhead doors or rolling steel doors.

Flood zones, wind rules and city permits
St. Petersburg is an incorporated city in Pinellas County, and its permits go through the city.
A full door replacement needs a building permit from City of St. Petersburg Building Department (Construction Services & Permitting). We only repair existing doors.
Flood-zone addresses fall under the Pinellas 49% substantial-improvement rule. If a door repair is one piece of a bigger remodel, ask the Building Department how that rule applies before the work begins.
Wind is the other rule. Pinellas sets its design wind speed countywide at 145 mph, Risk Category II, and the city's window and door form lists garage overhead doors at 145 mph, Exposure B. That is above the 140 mph mark, which places St. Petersburg in the wind-borne debris region. On a wind-rated door, our job is to keep the struts and bracing exactly as they are while the springs, cables or rollers get fixed.
Bay storms shove doors off their rollers and kink tracks, and that is what our storm damage repair page is about. Ahead of the season, hurricane prep and repair looks over that bracing, and a door that refuses to close at all calls for emergency repair.

Pinellas neighbors, Tampa and two guides
Up the peninsula we also work in Pinellas Park, Largo and Clearwater, and across the bay in Tampa, where our main page lists every door repair. For homes by the water, read how salt air ages a garage door and the wind rules for Tampa Bay doors.
