What salt air does to a Clearwater garage door
Salt blown in off the water settles on everything metal in a garage, and it goes after the parts that carry the most load first. The torsion spring is one: the wound steel coil over the opening that takes the door's weight. The others are the lift cables on each side, the bottom brackets they hook into, and the steel rollers in the tracks.
Rust pits a spring until it snaps, unravels a cable one strand at a time, and can eat through a bottom bracket until it lets go under tension. A yearly look at those parts, with a rinse and fresh lubricant, does more good on this coast than inland, and our maintenance and tune-up visit is built around it.
Age adds to the wear. More than half of Clearwater's homes date from before 1980, and if nobody has changed the hardware since, the tracks, hinges and opener may be nearly as old as the house. Only 38.1% of homes in the city are single-family detached, so our Clearwater work is mostly on those streets and on townhomes with a garage of their own.
Common coastal repairs and their causes
A door that will not lift usually comes down to a spring. When one breaks, the door suddenly feels far too heavy, and the opener hums, strains, then gives up. We do spring replacement and check the lift cables in the same visit, since a cable that rusted beside a broken spring is rarely far behind.
Grinding and shuddering usually point to rusted rollers or dry hinges, which is roller and hinge repair. A track bent by a bumper or loosened by corrosion needs track repair, and once rollers have left the track, off-track repair comes before anyone presses the button again.
On the opener we check the safety sensors, gears, logic board (its circuit board) and travel limits through opener repair, and that includes LiftMaster, Chamberlain and Genie units. When the only trouble is a lost remote or a keypad that stopped answering, remote and keypad programming sorts it out.
A worn bottom seal lets in rain, sand and lizards, and weather seal repair closes that gap. Out at the driveway, we look after gate operator repair and the hinges, wheels and latches of swing and slide gates. Clearwater businesses can book commercial door repair or roll-up door repair. Every door repair we offer is listed on one page.

Permits, Helene and the 145 mph wind line
Clearwater is an incorporated city, and building permits come from city hall rather than the county.
A full door replacement needs a building permit from City of Clearwater Planning & Development (Building). We only repair existing doors.
Under the Pinellas County amendment to the Florida Building Code, the design wind speed is 145 mph (Risk Category II) for the whole county. That is above 140 mph, so all of Clearwater sits inside the wind-borne debris region, and a permit for a full door replacement there calls for an impact or pressure rating. A repair has to keep the door's struts (the steel braces across the panels) and its reinforcement, and we put every piece back where it was.
Helene, in September 2024, set record water levels from Clearwater south. Where salt water reached a garage, have the bottom brackets, cables and lowest rollers checked even if the door still runs: those parts rust from the floor up. Our storm damage repair page says what to look for, and hurricane repair and season prep covers the months before a storm. A door stuck open with the house exposed is a job for emergency repair.
